JMC is thrilled to announce that DUO was awarded NAIOP's Urban Development Project of the Year! DUO, a 330-unit multifamily, mixed income development in Chelsea, Mass, is the first completed project in the Commonwealth’s Public Housing Innovations Demonstration Program (PHIDP). It preserved 96 units of public housing alongside an additional 40 middle-income and 194 market-rate apartment homes.

The completed community began welcoming residents in the fall of 2024 and totals 330 brand new apartments designed to foster a diverse, mixed-income residential environment.  The approximately 350,000 square foot DUO project replaced eight aged buildings with two sleek modern multifamily buildings and a standalone parking garage.

All apartment homes are designed and finished identically so that public housing apartments are indistinguishable from market-rate apartments. Affordable homes are distributed throughout the building, not confined to any section.  Every resident enjoys vast windows, bright interiors, stainless appliances, quartz countertops, plank flooring and private washers and dryers. Floorplans range from studios to three bedrooms, accommodating an array of household sizes. The three bedrooms were reserved for the returning public housing residents with larger households.

The extensive amenities provide bold and playful spaces where art is an integral piece of the design and the clean, crisp architectural details frame each moment. An impressive amenities program includes three roof decks, two sky lounges, workout spaces, a huge community game room including a golf simulator, indoor pup tub, outdoor dog run, playground, shared workspace and outdoor courtyard, as well as 257 garage parking spaces.
